The City offers programs and resources focused on sustaining and creating homeownership opportunities for qualified homeowners/households. To receive information or to make your information available to sellers as a prospective buyer, please add your information to the interest list

Homebuyer Assistance Program

The City of Simi Valley's Homebuyer Assistance Program provides up to 20% down payment assistance to households with incomes up to 150% of the Area Median Income, with credit scores above 620, debt to income ratios below 45%, and housing cost ratios below 35%. Qualifying households may receive up to 20% of the purchase price of their home through a deferred payment, equity share loan from the City. Households participating in the program will be able to purchase an eligible single family, attached or detached home located within the City limits and program requirements. Please note that funding for this program is limited and complete applications will be processed on a first come, first served basis. Priority consideration will be given to applicants earning 60% of the AMI as well as those applications with a identified property and complete loan application. 

Interested households, should thoroughly review the Homebuyer Assistance Application Packet prior to submitting a complete application. A self-guided Homebuyer Assistance Qualifying Worksheet is provided to assist households in determining their eligibility for the Program. Please note that final eligibility will be determined by the City.

Deed Restricted, For Sale Units

There are approximately 200 units that are part of the City's affordable housing program. These unit's affordability is made possible through a written down initial price or through a second mortgage provided by the City that transfers from owner to owner during that unit's affordability period. Of these, 35 units are restricted to citizens ages 55 years or older. Privately-owned affordable and/or senior homes may occasionally become available for sale. Such units can be resold to a qualified buyer. Owners of these affordable units contact the City to receive a copy of the interest list when they are ready to sell.
