Affordable Rental Units
Affordable rental housing developments located within the City of Simi Valley are owned and operated by private housing developers. The City is not directly involved in the leasing and management of these properties. Currently, the City has Affordable Housing Agreements with 25 existing rental apartment communities, providing 1,062 units that are affordable to low and very low-income households.
For information about availability and eligibility requirements, please contact each affordable housing development directly as they independently maintain their own waiting list. Please note that most developments have waiting lists due to the high demand for affordable housing. Listings for these affordable developments can be found in the City's Affordable & Senior Housing Guide. To apply, you must contact each community's management and request to be added to their waiting list.

Section 8 Housing Choice Voucher Program
The Section 8 Housing Choice Voucher Program is administered on behalf of the U.S. Department of Housing and Urban Development (HUD) by the Area Housing Authority of the County of Ventura (AHACV).
- Questions about Section 8 Housing should be directed to the AHACV by calling (805) 480-9991, or TDD at (805) 480-9119.
- You can also subscribe to receive email notifications from AHACV when Section 8 is open for applications.
Section 8 Housing requires participants to pay up to 40% of their gross monthly income towards rent and picks up the balance on the renter's behalf, up to published payment standards. Applications for this program are accepted by invitation only.

- Home Safe Program through United Way This is a temporary Homeless Prevention program with limited funding supporting low-income individuals, families, seniors, and veterans who are at imminent risk of homelessness. For more information please see the Home Safe Program flyer.
- Housing Rights Center - The Housing Rights Center (HRC) is the nation's largest non-profit civil rights organization dedicated to securing and promoting Fair Housing.
- Free Clinic of Simi Valley – Legal Services for landlord/tenant disputes - Offers individual sessions which can last between 15 minutes to one hour, allowing clients to receive expert assistance and guidance to protect their interests.
- The Superior Court of California – County of Ventura –Self-Help Center - The Superior Court has family law and civil self-help centers to assist persons who represent themselves in court. There is no income eligibility requirement to use these services. They are available to all members of the community.
